What Mount Kisco Homes Mean for a Kitchen Job
Mount Kisco housing falls into three eras, and each one changes the work.
Roughly a fifth of the homes predate 1939. Captain Merritt’s Hill, rising behind West Main Street near the train station, holds about a hundred of them, mostly Victorians and Colonials on wide lots. How Mount Kisco Handles Kitchen Permits
The Mount Kisco Building Department sits at 104 Main Street and answers at 914-864-0019. The Building Inspector reviews building and plumbing plans, issues permits, inspects during construction, and closes the file with a certificate of occupancy or compliance.
Two local details drive your schedule. Applications and supporting documents go in triplicate. A plot plan drawn to scale is required, except where the alteration does not affect the building’s exterior, which covers most interior kitchen work. Once the application is complete, the code allows the Building Inspector 30 days to issue or deny it.
Mount Kisco Issues No Electrical Permits
This one surprises homeowners. The Village/Town of Mount Kisco does not issue electrical permits at all. Your electrician, who must hold a Westchester County license, files directly with a third-party electrical inspection firm, and that firm inspects the work.
Kitchens are electrically heavy: dedicated small-appliance circuits, GFCI and AFCI protection, a range circuit, often a panel upgrade in a 1960s house. That sign-off runs on its own track, so we start the electrician’s filing early rather than let inspection stall drywall.
Architectural Review and Tree Removal
Interior kitchen work usually skips board review. Exterior changes do not.
The Architectural Review Board is five volunteers appointed by the Village Board of Trustees. It weighs whether an alteration suits the established character of nearby structures. Altering the street facade of a single-family home calls for elevations and a plot plan, notarized, with owner authorization and seven sets of drawings, filed by the first Wednesday of the month. Someone must appear to present it, and ARB approval precedes the building permit. A new bay window on the front elevation adds about a month.
Tree work runs through its own board. The Village Code requires a tree removal application to the Engineer’s Office first. The Tree Preservation Board meets the second Wednesday monthly, applications close at noon the first Wednesday, and every tree must be marked with ribbon, tape, or paint beforehand. A bump-out crowding a mature tree hits this.
Second Kitchens Under the 2023 ADU Law
Mount Kisco adopted an accessory dwelling unit law in 2023 as § 110-33.3 of the zoning code. It legalized a self-contained apartment inside an existing single-family house, which needs a second kitchen. The rules are specific:
- Contained wholly within the principal dwelling.
- At least 400 square feet, and no more than 30% of the principal dwelling.
- Must include a kitchen, bedroom, bathroom, and living area.
- The house must still read as one-family; added entrances go on the side or rear.
- An owner must live in one unit; a sale triggers a new application and inspection.
- One extra off-street parking space.
Single-family zones only. Multifamily properties cannot add one.
Getting Crews and Cabinets Up from Yonkers
Mount Kisco sits about 23 miles north of our Edgewood Avenue shop. The quick car route is the Saw Mill River Parkway, but commercial vehicles are banned from it and every other Westchester parkway, and some overpasses clear under seven feet.
