Many Katonah Houses Were Physically Moved to This Site

New York City condemned Old Katonah in 1893 to flood the Croton River valley for the New Croton Reservoir. Residents refused to abandon the place. They moved roughly 55 buildings — houses, stores, barns, a church — to the new site around 1896, dragged by horses along timber tracks and soaped rails.

That history shows up the moment we open a wall. A house that traveled on rails and landed on a rebuilt foundation rarely has level floors. Framing is full-dimension old-growth lumber, and stud spacing can wander off a clean 16 inches. So we field-measure every wall before ordering cabinets.

What Katonah’s Housing Stock Means for Your Kitchen

The Katonah Village Historic District alone holds 38 contributing buildings. Ten date from about 1840 to 1885 and came up from Old Katonah. Another 28 went up between 1896 and 1910, seven by local carpenter William H. Fowler. Queen Anne and Shingle Style lead.

All of them predate 1978, so the EPA Renovation, Repair and Painting rule covers work that disturbs painted surfaces. Beyond lead, here is what we find in kitchens of this vintage:

Opening that dividing wall is the change homeowners ask for most. It is doable. It is also structural more often than people expect, because these layouts put a bearing wall right where the island belongs.

How Kitchen Permits Actually Run in Katonah

Katonah has no building department of its own. It is a hamlet inside the Town of Bedford, so the Bedford Building Department handles its permits, from 425 Cherry Street in Bedford Hills, (914) 666-8040. It opens Monday, Tuesday, Thursday and Friday 8:30 AM to 4:00 PM, and Wednesday only 8:30 AM to noon. That short Wednesday catches people out.

Bedford takes building permit applications through an online portal called City Squared, its preferred method. Electrical, plumbing and demolition permits are separate applications, so a kitchen that relocates a sink and adds circuits files more than one. The Building Inspector enforces the zoning ordinance and building code, and the job closes with a Certificate of Compliance. Portal notices arrive from an sca-corp.com address, so add it to your contacts or the approval lands in spam.

Septic Systems Shape Katonah Kitchen Layouts

The Town’s engineering study of the hamlets states that wastewater in Bedford Hills and Katonah has historically run to individual septic systems on each property, with only four sites served by treatment plants. The sewer district advanced here targets the business districts, not the surrounding houses. Much of the hamlet draws water through the Katonah Water District.

A new kitchen adds load to that system. A dishwasher, a prep sink, or a disposal sends more water and solids to a private tank and field. So we ask where the tank and leach field sit before we finalize a layout, and we keep the dumpster off the field. A crushed leach line costs more than the kitchen.

Working Inside the Katonah Village Historic District

The district joined the National Register of Historic Places on September 15, 1983, covering roughly 18 acres along Bedford Road, The Parkway, Valley Edge and Edgemont Road. Bedford also runs a local Katonah Historic District Advisory Commission, which reviews changes there and issues certificates of appropriateness.

Here is the useful part: that review targets exterior changes, so a purely interior kitchen rebuild generally stays clear of it. You enter the process when the job touches the outside — a replacement window, a range hood vent through a visible wall, a rear door, or a bump-out for a breakfast nook. We flag those during design so the application moves while demolition proceeds.

Site Logistics on Katonah Streets

The Olmsted brothers laid out new Katonah in 1895 with wide streets, several divided by open green space. Those islands make truck access and dumpster placement straightforward on most residential blocks. Downtown runs differently. Katonah Avenue parallels the Metro-North Harlem Line, with the station at 70 Katonah Avenue inside the business district. For a mixed-use building there, we settle container placement with the owner before demolition day.

Katonah Kitchen Remodeling FAQ

Do I need a permit to remodel a kitchen in Katonah?

Yes, in almost every case. Katonah permits go through the Town of Bedford Building Department at 425 Cherry Street, Bedford Hills. Bedford prefers online filing through its City Squared portal. Electrical and plumbing permits are separate applications from the building permit, so a kitchen that moves a sink and adds circuits typically files several.

Will the historic district commission review my kitchen?

Only if your work changes the exterior. The Katonah Historic District Advisory Commission reviews exterior changes to property inside the district and issues certificates of appropriateness. An interior kitchen rebuild generally falls outside that. New windows, a vent penetration on a visible wall, or an addition put you in front of the commission.
